    Our services provide regular, professional monitoring of a vacant property to ensure its security and maintenance while the owner is away for an extended period. These services are crucial for preventing costly damages, maintaining insurance compliance, and offering peace of mind. 

    A Property Watch check typically includes both interior and exterior inspections, with a detailed, documented report sent to the homeowner after each visit. 

    Interior Checks

    • Security: Ensuring all windows and doors are locked and there are no signs of forced entry.

    • Utilities and Plumbing: Running faucets, flushing toilets, and running the dishwasher on a rinse cycle (monthly) to prevent P-traps from drying out and to check for leaks.

    • HVAC Systems: Monitoring thermostats and testing heating/cooling systems to ensure proper function and prevent issues like frozen pipes.

    • Appliance Inspection: Visually checking refrigerators, freezers, and washing machines for leaks or malfunctions.

    • Safety Devices: Testing smoke and carbon monoxide alarms and changing batteries as needed.

    • Pest and Mold Detection: Inspecting for any signs of pest infestation or mold/mildew growth, especially in humid areas.

    • General Condition: Inspecting interior walls, ceilings, and floors for any signs of water damage or other issues. 

    Exterior Checks

    • Security: Visually inspecting the exterior for signs of damage or unusual activity.

    • Yard and Landscape: Checking for storm damage, ensuring lawn care and pool maintenance is being performed (if applicable), and removing newspapers/flyers/packages that could signal a vacant home.

    • Weather Preparation/Cleanup: Preparing the home for severe weather and conducting post-storm damage assessments.

    Additional and Concierge Services for an additional fee, which can include: 

    • Mail collection and forwarding.

    • Vehicle Maintenance: Starting vehicles periodically to maintain batteries.

    • Meeting and overseeing contractors or service providers (e.g., tradesmen, cleaning staff).

    • Seasonal opening and closing of the home (e.g., turning water systems on/off, adjusting furniture).

    • Stocking the fridge with groceries before the owner's return. 

    Home checks are typically performed weekly or bi-weekly, as many insurance policies require regular, documented inspections to maintain full coverage.
